Terms of Service

By creating an account or otherwise using AI Wholesale Deal Engine ("the Service"), you agree to be bound by these Terms. If you do not agree, do not use the Service.

The Service is provided as software for real-estate investors to model deals, manage leads, and organize disposition activity. It is an analytical tool — not a brokerage service, listing service, or transaction platform.

We do not represent buyers or sellers. We do not list, advertise, or solicit the sale of real property on your behalf. We do not provide appraisals or broker price opinions. Nothing in the Service creates an agency relationship between us and any user, seller, or buyer.

Nothing displayed by the Service constitutes legal, financial, accounting, tax, lending, appraisal, or brokerage advice. The estimates, scores, and recommendations are pattern-based outputs only. You should consult licensed professionals before acting on any information you see here.

You are solely responsible for verifying every fact, number, and assumption before making an offer or entering a contract. ARV, MAO, repair estimates, comp selections, motivation signals, urgency scoring, and buyer matches are all heuristics over the data the Service has access to. Independent verification is required.

You are responsible for complying with every law that applies to your activity, including but not limited to:

• State and local real-estate licensing requirements.
• State-specific wholesaling rules and registration regimes (these vary substantially and are evolving).
• Consumer-protection rules around solicitation, disclosure, and equity-purchase contracts.
• Federal fair-housing, anti-discrimination, and lending laws.

Wholesale laws vary by state. Some states require a real-estate license to assign purchase contracts. Some states require specific disclosures to sellers. It is your responsibility to know and follow the rules where you operate.

The Service can draft SMS, email, and call scripts for your review. It never sends anything on your behalf. If you send outreach to any contact you must comply with all applicable rules including, where relevant, the Telephone Consumer Protection Act (TCPA), CAN-SPAM, state mini-TCPA statutes, and the Do Not Call (DNC) registry. You bear sole responsibility for the timing, recipients, content, and consent basis of every message you send.

We do not guarantee any deal, any seller response, any buyer interest, any close, or any profit. Real-estate investing involves substantial risk, including total loss of capital and earnest money. Past results do not predict future outcomes.

To the maximum extent permitted by law, the Service is provided "as is" and "as available," without warranties of any kind. We are not liable for any indirect, incidental, special, consequential, or punitive damages, or any lost profits or lost data, arising from your use of the Service. Our total aggregate liability shall not exceed the amount you paid us in the 12 months preceding the claim.

[Placeholder.] When paid plans are enabled, subscriptions renew automatically until cancelled, are billed in advance for the relevant period, and are non-refundable except as required by law. Usage packs are one-time purchases that grant additional usage credits and do not auto-renew. Payment processing is handled by Stripe; we never receive or store your full card details.

[Placeholder.] Each subscription plan includes a monthly allotment of searches, contacts, and AI analyses. Limits reset at the start of each billing period. Usage packs add non-expiring extra credits on top of your plan. Excessive automated or scraped usage may result in throttling or account suspension.

You may cancel at any time. We may suspend or terminate accounts that violate these Terms, abuse the Service, or use the Service to send unlawful communications.

We may update these Terms from time to time. Material changes will be communicated through the Service or by email to the address on file. Continued use after a change constitutes acceptance of the updated Terms.
