Skip tracing for wholesalers

Owner contact lookups on demand — with per-plan credit ceilings and compliance in mind.

Ventra's skip trace surface is member-based, manual by default, and honest about what the provider returned. Skip trace credits live in their own bucket, separate from outreach contacts, so cost visibility stays clean.

What Ventra's skip trace does

One click, one credit, real provider response.

Manual by default

Skip traces only run when the user clicks Find Owner Contact or Skip Trace Owner. Nothing runs automatically on search, save, or page load.

Real provider results

Ventra integrates with Tracerfy. Owner names, phone numbers, emails, and mailing addresses are provider-sourced. No fabricated contact data — ever.

Per-plan monthly ceiling

Plus 100, Pro 250, Max 500 skip traces per month. Separate bucket from outreach contacts so the two costs stay independent.

Add-on packs

Starter (+50), Growth (+125), Power (+300) skip trace credits for active members. Packs never grant membership by themselves.

Credit accounting

Charge only on billable success.

Ventra's skip trace endpoint checks the monthly ceiling before it calls the provider. When the cap is reached, the request is blocked before any provider credit is spent and the interface opens the upgrade panel on the Packs view. When the provider fails — 401 (bad key), 402 (out of credits), 403 (no API access), 429 (rate limit), 5xx (outage), 400/422 (bad payload), or a genuine no_match — the failure is surfaced with a plain- English error and no Ventra skip trace credit is consumed. A cached repeat on the same property is free. Only a real, billable success counts against the monthly ceiling.

Compliance reminder

Ventra drafts. You send. You comply.

Skip trace results are inputs to the wholesaler's outreach — not permission to contact. Every SMS, call, or email is subject to the TCPA, the Do Not Call registry, CAN-SPAM, state mini-TCPA rules, and state-specific wholesaling and disclosure laws. Ventra generates draft messages for user review; it does not send anything on the user's behalf and is not a substitute for legal advice. Users should:

  • Honor opt-out and DNC requests immediately.
  • Include opt-out language in SMS (e.g. "Reply STOP to opt out.").
  • Avoid pressure tactics, distress framing, or agent/broker impersonation.
  • Consult a compliance-familiar attorney before running high- volume outreach in any new state.

See Ventra's Legal Disclaimer and User Responsibility Agreement for the full outreach-compliance framing.

Where it lives

Skip trace right from search or the dashboard.

The skip trace button appears on every property card in search when a real address is present, and on every saved lead in the dashboard's list and pipeline views. When the listing already exposes an agent contact, Ventra shows that as the cheaper first hop and labels the button "Find Owner Contact"; when no agent is available, the button reads "Skip Trace Owner".

FAQ

Frequently asked questions.

What is skip tracing in real estate wholesaling?

Skip tracing is the process of finding contact information for a property owner — typically a phone number, email, or mailing address — when the listing agent isn't the fastest path to the seller (absentee owners, off-market properties, older records). Wholesalers use skip trace results to send compliant, low-pressure outreach.

How does skip tracing work inside Ventra?

Every skip trace is manual. Users click Find Owner Contact or Skip Trace Owner on a saved lead or search card; Ventra sends the address to a licensed third-party provider (Tracerfy) and returns whatever the provider found — owner name, phone numbers, emails, and mailing address. No contact information is invented; when the provider returns no match, the interface says so.

How many skip traces come with each plan?

Plus includes 100 skip traces per month, Pro 250, Max 500. The skip-trace bucket is separate from outreach contacts — a skip trace does not consume a contact credit and vice versa. Active members can also buy add-on packs (Starter +50, Growth +125, Power +300) for extra skip trace credits.

What happens when the skip trace provider fails or returns no match?

Provider failures (rate limit, provider outage, no match, out-of-credit) do not consume a Ventra skip trace credit. Cached repeats on the same property do not consume a credit either. Only a successful, billable lookup counts against the monthly ceiling.

What compliance rules do wholesalers need to follow when contacting sellers?

Every message must comply with applicable law: TCPA (calls, texts, prerecorded messages), the Do Not Call registry, CAN-SPAM (email), state mini-TCPA rules, and state-specific wholesaling and disclosure laws. Ventra generates draft messages for user review — it never sends anything on the user's behalf, and it is not a substitute for legal advice.

Is skip trace data guaranteed to be accurate?

No. Skip trace results come from third-party data providers and are only as accurate as the underlying records. Users should verify identity before sending outreach and stop contact immediately on any opt-out or DNC request.
